What to do with abandoned property?


I had a family member who be fresh out of rehab and I was moving to Colorado. Family though it would be a good idea for him to move beside me and start NEW. His parents verbally promised me, with multiple witnesses, that no matter what happen they were committed to me for the term of the lease (1 year). The said that they would pay the $350 a month no business what. The agreement was that if he failed 1 drug test he be out. Well he failed multiple drug tests over 4 months. He finally said that he was going to move posterior home because he was tired of arguing about drug tests near me. His parents and him were trying to get things in charge for him to move back home when there was a situation put money on home that required him to leave Colorado in a hurry and fly home. Once home he has lied in the order of the number of drug tests failed and his parents now read aloud that they refuse to pay me the money. They told me I HAD to move into a 1 bedroom apartment and they were not going to remuneration me. His stuff is in my apartment. How long does he have to claim it? How do I properly notify them so they can't take legally recognized actions? And can I some how legally force them to pay his portion? PLEASE relieve!!!

contracts that, by their terms, cannot be performed in smaller quantity than one year are subject to the statute of frauds and must be in writing. If this was a one year lease, it might be hard to enforce minus anything in writing. If it was 12 consecutive month-to-month tenencies, it would not be subject to the SOF. With regard to the forsaken property issue: the law distinguishes between abandoned, lost, and mislaid property. In the case of the former, the finder of the property have good title against anyone, including the former owner. In the latter two cases, the finder has good title against the in one piece world except the original owner. The issue is whether the guy intended to reliquish title to his property. If he did, then it's yours. If not, he can come back and claim it.
