6-months lease not valid in NJ?

We live in Rutherford, New Jersey. We've been living in our current apartment for 2 years now. Our yearly lease expires on May 30. Our landlord tells us that he cannot renew our lease for 6 months (which is what we want), but can only do it for a year. I've lived in California where it if a person has lived in an apartment for a year, he's given the option to either go month-to-month or sign a 6 months renewal lease.
Does anyone know of any such laws in NJ? Is my landlord justified when he says that he cannot grant us a 6 months lease but can only let us sign a one year lease?

Your landlord is not obligated to give you a 6 month lease. In New Jersey...lease terms are up to the landlord. He is also not obligated to let you convert to a month to month tenancy. So either sign the 1 year or move on.
