my dear buy a book one LAW OF CONTRACT easy to read and understand. Here's a couple of positive suggestions.

First , try the Scotttisah Law Society to see if they can give you a enumerate of local lawyers who take building dispute cases.Go to http://www.lawscot.org.uk/ and take it from at hand.

Also if your builder is a large organisation - do they have a complaints procedure .If so invoke it.

Further if they are large or small they may be member of some trade association which will probably have some Code of Conduct and/or a complaints procedure.
lawyer take cases for plaintiffs based on the likelihood of making money. If not a soul wants yours, then you might want to consider that either the statute does not support your position, or the facts don't, or there is no likelihood of recovering money either because you own no damages or because the builder is bankrupt. Still, if you agree to pay a lawyer for his time and hard work, win or lose, plenty will take on a losing case. If you are looking for the lawyer that works for free, lately for the fun of it, he lives next the plumber that works for free, just for the fun of it. well resourcefully bobo il kikck the *** for u
C.A.B or consumer direct / trading standards AND it's free

always good to mention the small claims court if it's not a major amount..

if adjectives else fails, do what a farmer did to his bank.. .drive up surrounded by a muck spreader.. and hit the on switch.. they soon took notice (not that I'd resort to that)

it never has come down to drastic measures, because if you know some consumer law, most nation won't p*** you off. If you quote THEM the law, they won't mess with you. 90% of companies do what they vote, I never have problems with that.. it's just the 10% who don't.

I lone use people who are recommended, although once I got a s*** mechanic, I've left it a while but will transport action soon enough, but long enough to know it wasn't me.
Its too risky for them because most small builders just go "bankrupt" if they are sued and it adjectives comes to nothing in the end. Its best getting it sorted out or employ someone else to finish it and withhold any remaining payment. if you feel that this situation could get a bit brawny do try the police even just for advice also inform the local council about your concerns and try "c.a.b"citizen counsel bureau if nearby cannot think of anything else from what you have explained so far but goodluck
