As a private tenant? And especially with a Shorthold Assured Tenancy? Do you know that youre protrected by laws and cannot be pushed out if you use the law properly?

If you make a contract for a tenancy then you will feel morally obliged to keep to those terms and this goes for each side. Or are you saying you have found a way of being dishonest. I am sorry I thought at first you were referring to a UK situation

If the agreement is assured shorthold, there is no defence to a notice served under section 21 of the Housing Act 1988. The landlord needs a possession order from the courts but he can use the accelerated possession procedure. A reason for seeking possession is not needed.

The best you can hope for is a 6 week postponment in exceptional circumstances.

There is a new defence brought in under the new tenancy deposit scheme but that only applies to tenancies created or extended, after June 2007.
